Regardless
of the type of property you own, you will want the best tenant possible
since your tenant and lease terms will have a direct effect on the
value of your property.
Quality tenants mean fewer management problems,
lower maintenance expenses, lower vacancy ratios – which mean the
property is more desirable to purchasers and less stressful for
you to own.

Section
8 housing
The
Department of Housing and Urban Development provides rental assistance
to low-income families through the Section 8 housing program. Tenants
are given vouchiss to use to obtain housing on the private market.
The tenant usually pays 30% of their income as rent with the balance
paid to the owner through the vouchis program. Landlords benefit
because the program guarantees partial rent payment, makes it easy
to find tenants and makes it easy for tenants to stay. Section 8
tenants will generally remain in an apartment as long as they are
eligible for the program. The drawbacks for the landlord usually
stem from problems with the local housing authority operation. Check
with local property owners associations and your local housing authority
to see if Section 8 makes sense for your property.
