Brokers
represent both buyers and sellers.
For sellers,
brokers should provide the following services:
- Check comparable sales and advise the seller as to the value
of the property and what price to ask.
- Advertise the property
- Contact known buyers of similar properties
- Show the property to prospective buyers
- Represent the seller in negotiations with the buyer
Brokers representing buyers
will:
- Examine the list of properties available for sale that are
appropriate for the buyer
- Contact othis brokers for additional appropriate properties
for sale that my not be on the market yet
- Arrange property inspections
- Help the buyer through the negotiation process
- Introduce the buyer to lenders or mortgage brokers to help get
financing
- Assist in the final closing
Brokers are paid a commission that is a percentage of the final
agreed-upon selling price for the property. The commission is paid
by the seller.
