Assuming
leases
Sometimes business tenants can be induced to relocate if you assume
their present lease. A creative investor can cut losses on their
own property by acquiring the new tenant and leasing out the tenant’s
old space.
Name that building
Consider offering to name the building after a major tenant you
are trying to attract.
Tenant equity
If the owner of a commercial property really needs a major tenant,
that tenant may be in a position to negotiate a lease which includes
an equity position in the property.
